  • Where do I start?

    Visit with one of our licensed leasing agents and they will help you locate the property you want to lease. Once you decide on a property, you will be asked to sign a deposit hold agreement, pay your full application deposit hold and all application fees. Your new place to live has then been secured.

    What is a Deposit Hold Agreement?

    Once you have selected a property you want to lease, the process of signing the deposit hold agreement holds the unit for you while your paperwork is being processed for completion.

    How much are security and pet deposits?

    For most properties, the security deposit is $300 minimum or $200 per roommate unless otherwise specified by the property owner. The pet deposit is a total of $300 per pet with a limit of 2 per property. $100 of the pet deposit is a non- refundable fee at the end of the lease term. The $200 balance is used for carpet cleaning, defleaing, and any damages caused by the pet and the balance of the $200 is refundable.

  • How much is your application fee?

    The application fee is $20 per application. This is payment for the credit report run on each application.

    Why would I need a guarantor?

    A guarantor is required when an applicant does not qualify on their own according to the qualifying standards of United Realty. This person(s) could become the responsible party for the lease obligations if the resident(s) default on their lease obligations. If the resident(s) fulfills their obligation, the guarantor's position is never implemented.

    What is the move in day procedure?

    On the beginning day of your lease, you arrive at our office bringing with you your connection verification for your utilities, your full prorated rent, any other fees or deposit balances required, and any other documentation requested by your leasing agent. Once these items have been presented and payment made, you will be given the keys to your new home, a move in inventory that needs to be completed and returned to our office within 10 days of your move in date, and some other "tip" sheets for your residence. Your move in process has then been completed.

    What if I need to sublease my unit or change roommates during a lease?

    If you need to move from your unit prior to the lease expiration or if there is a roommate exchange that needs to take place during a lease term, the office has printed guidelines for you to follow. Contact our Resident Relations Manager for the details.

    How do I request maintenance work orders?

    If you have a maintenance problem at your unit, you may call and talk with our maintenance department. We do not required maintenance requests to be in writing unless you feel the need to place them in writing. Be prepared to describe in detail the nature of the problem, location of the problem, and indicated if the technician can go with a key or if an appointment is required. If you have a pet that is unable to be placed in a kennel or isolated in a bedroom, it is advisable to have any appointment. Maintenance requests are issued and responded to within a 24 to 48 hour time frame in most instances.

    How are after hour emergencies handled?

    If you experience a maintenance emergency after hours, call the main office number 260-1200 and choose the emergency maintenance option. Record your message and your call will be immediately paged out to our staff on call. When recording your message, be sure to leave a phone number your call can be returned to as well as your address and the nature of the emergency.

    When and how do I get my security deposit/pet deposit returned?

    No later than thirty days for the ending date of your lease, your account is reconciled and mailed to you. You are asked to turn in all keys, have your account paid to date, and provide the forwarding address to us at the time you move out. In the case of roommates, one check made payable to all roommates is the standard method of refund unless otherwise requested in writing and agreed to by all parties on the lease agreement.
